Form 12 / Aspect Inspection Certificates

Form 12 covers specific aspect inspections by appointed experts, such as waterproofing or glazing. It includes detailed information about the property, the scope of work, the standards applied, and any reference documentation. The certificate is signed by the competent person to affirm compliance, and it is then submitted to the building certifier. This process ensures that each aspect of the work meets regulatory standards, supporting the overall safety and quality of the building project.

A Form 12 Certificate is issued by a qualified individual to confirm that completed building work complies with sections 74 and 77 of the Building Regulation 2021. Unlike Form 15, which is issued before work starts, Form 12 is completed after a specific aspect is finalized. Following updates to the regulations, Form 16 (previously encompassing all inspections) was divided into Forms 12, 16, and 43

Form 15 / Structural Certificates

A Form 15 Compliance Certificate for Building Design or Specification is issued by a qualified expert, typically a structural engineer, to confirm that a proposed aspect of building work—if executed as specified—will meet building standards under section 10 of the Building Act 1975 and sections 73 and 77 of the Building Regulation 2021. This certificate applies to specific design elements, like structural steel beams, verifying compliance with current regulations.

The appointed professional will detail the property and aspect to be certified, outline the standards and tests relied upon, reference relevant documentation, and provide development numbers and their contact information. If satisfied with the compliance, they sign the certificate, which is then submitted to the building certifier as part of the building approval process. This ensures that the design and planning phases align with safety and regulatory requirements before construction begins.

Cost Plans

The Preliminary Cost Plan will establish a working budget for the project elements (substructure, columns, external walls, internal walls, floor finishes, etc, etc) and form a valuable assessment tool in the design decision-making process. 

This type of reporting process can be undertaken on multiple options in order to establish the most feasible option for the client. This report will usually be based on cost allocations per square metre of the Gross Floor Area (GFA) of the development. This is largely due to the preliminary nature of the design and documentation at this point.

Progress Payments / Banks Report

Progress claims allow financiers a greater level of understanding as which stage the project is up to, and maintains an estimate of the cost to complete.

Bill of Quantities

A bill of quantities is a document that provides specific measured quantities of the items of work identified by the drawings and specifications in the tender document. Every tender process benefits from using a bill of quantities to provide a clear list of the work items for pricing.

We offer clients a comprehensive set of supporting documents along with a construction bill of quantities.

Estimates & Scope of Works

Individual estimates for scope of works for rectification works can be provided, based of defects report.

> A scope of work will be created.

> An estimate can be provided on the scope of work.

Common examples include things like roof rectification works, or replacement of balustrading, or water proofing and replacement of tiled areas.
