Building Condition – Category 1 and 2 Defects

Includes a comprehensive assessment of the external building, internal building and structural aspects. 

The report provides a clear and concise summary of the identified defects, their severity, and their potential impact on the building’s performance and safety. The ultimate goal of the report is to provide a comprehensive evaluation of the building’s defects and to help owners and the Body Corporate make informed decisions about the necessary repairs and improvements, including requests for rectification from the builder about Category 1 and Category 2 defects.

Assessment will be undertaken in accordance with the standards tolerance guidelines by QBCC. Our report provides suggestions on the actions for the Body Corporate to take in relation to any issues flagged.

Additional services – A hydraulic level survey can be undertaken if significant movement is found.

Dilapidation Survey

A dilapidation report is a comprehensive inspection and documented report of the current condition of the neighbouring properties of a dwelling. It’s a way for bodies corporate to take proper precaution and obtain a record of a dwelling’s current condition before and after a major construction or demolition project. We provide a detailed report on the condition of the property which includes either exterior areas, or both interior and exterior areas.
 
The report pays close attention to specific areas that have a high chance of being affected by the neighbouring project. For example, the inspector will look into the condition of cracks, leaks in plumbing, loose framing, brickwork cracks, concrete or paver cracks, ground movement indicators etc.
 
The property’s actual conditions will be measured and described in detail with the inclusion of diagrams and images Signed individual copies of the condition report will be provided for both the builder and the body corporate as a future reference. In addition, we provide an unedited high quality video file of all surfaces inspected will be provided on USB to the body corporate for their records.

Balcony / Balustrade Inspections

Our work includes the following parts:

– Inspect the integrity of the balustrading fixings, and balustrading components for damage.

– Check the balcony areas of the fixings for concrete spalling, concrete cancer.

– Inspect the condition of tiled surfaces for cracked, popped tiles.

– Inspect the condition of tiled surfaces for grout, and corking sealants.

Moisture Testing - Windows

Our work includes the following parts:

– Inspect the water ingress issues of each unit window (north, east, south, west elevations) from the inside of each unit.

– Map and document the windows with high moisture readings on a register.

– A thermal image will be provided on area of moisture and be reported to develop the scope of work for subsequent repairs.

Insurance Assessment

Our work includes the following parts:

– Provide an insurance company a condition report which details the condition of the building component(s) in respect of maintenance being undertaken satisfactorily by the owner.

– Provide an estimate for reinstatement in relation to any damage caused by an incident.

– Provide advice in relation to scheduled and preventive maintenance which may be required.
