Building Condition – Category 1 and 2 Defects

Includes a comprehensive assessment of the external building, internal building and structural aspects. 

The report provides a clear and concise summary of the identified defects, their severity, and their potential impact on the building’s performance and safety. The ultimate goal of the report is to provide a comprehensive evaluation of the building’s defects and to help owners and the Body Corporate make informed decisions about the necessary repairs and improvements, including requests for rectification from the builder about Category 1 and Category 2 defects.

Assessment will be undertaken in accordance with the standards tolerance guidelines by QBCC. Our report provides suggestions on the actions for the Body Corporate to take in relation to any issues flagged.

Dilapidation Survey

A dilapidation report is a comprehensive inspection and documented record of the current condition of neighbouring properties to a dwelling.

It is a way for Owners and Body Corporates to take proper precautions and obtain a record of a property’s condition before and after major construction or demolition works. We provide a detailed report on the condition of the property, which may include external areas only, or both internal and external areas.

We specialise in all property types, including townhouses, residential buildings, and commercial properties across South East Queensland – including the Sunshine Coast, Brisbane, Gold Coast and Northern NSW.

The report pays close attention to areas most likely to be affected by the neighbouring project. This includes assessing the condition of cracks, plumbing leaks, loose framing, brickwork, concrete or pavers, and indicators of ground movement.

The property’s condition is measured and described in detail, supported by diagrams and photographic evidence. Signed copies of the report are provided to both the builder and the client (owner or Body Corporate) for future reference.

In addition, a high-quality, unedited video recording of all inspected areas is provided to the client for their records.

Balcony / Balustrade Inspections

Our balcony and balustrade inspections provide a detailed assessment of safety, condition, and potential defects, helping identify issues early and reduce risk.

  • Assessment of balustrade fixings and components for integrity and damage
  • Identification of safety risks and deterioration
  • Inspection of balcony areas for concrete spalling and concrete cancer

Moisture Testing - Windows

Our moisture testing inspections provide a targeted assessment of water ingress issues, helping identify affected areas and support effective remediation.

Our inspections include:

  • Assessment of water ingress to windows across all elevations (north, east, south, west) from within each unit
  • Mapping and documentation of areas with elevated moisture readings
  • Thermal imaging to identify and confirm moisture intrusion
  • Reporting to assist in defining the scope of required remedial works

Insurance Assessment

Our insurance assessments provide clear, independent reporting to support claims, maintenance reviews, and reinstatement works.

Our work includes:

  • Preparation of a condition report for insurers, detailing the condition of building components and whether maintenance has been carried out satisfactorily by the owner or Body Corporate
  • Provision of cost estimates for reinstatement works relating to damage caused by an incident

Fin Hayhurst

Senior Advisor – Building Forensics

Fin brings 30 years of experience in the building industry and is our senior advisor for all aspects of commercial and domestic buildings. He was a director of Hayhurst Construction Pty Ltd where he undertook various types of building consultancy including estimating/cost planning and project management for a wide variety of residential projects, retail shopping centers, hospitality, and education sector. 
He is also a specialist in forensic engineering and has worked as a senior structural building inspector for one of the largest engineering companies on the Gold Coast and in Brisbane. His strengths are undertaking investigative defect reports to provide advice on remedial processes and rectifications. Over a long period of time with a proven track record, Fin, is known for his reputation in the industry being based on honesty and highest integrity.
