Off the Plan - Basic Package

Advice can be given from a full spectrum of project types and sectors, namely, high rise towers, townhouse developments, commercial, industrial, land sub-divisions, layered and staged developments.

The original owners have a duty to disclose information to purchasers. We assist by providing developers a pack which they will need to sell off the plan for their disclosure statements including:

  •  Lot Entitlement Schedule (CSLS and ISLS for CMS)
  • Sinking Fund Forecast – 15 years
  • Insurance Replacement Valuation

Off the Plan - Budget Package

We provide all the documentation listed with our basic package:

International Strata Services

Using Australian best practice strata laws and practises, we can advise and lead in the creation and management of volumetric subdivisions for mixed use buildings, integrated resort style developments with the use of a building management statement (BMS), including their apportionment of shared costs.

Titling Advice

Advice can be given in relation to the best titling strategy to suit your development, in consideration of the future body corporate and community living goals.

Advice can also be given on when and how to set up new management rights for a development, the corresponding remuneration of the caretaking agreement based on time and motion, caretaking duties to be included.

When a development is mixed use, when to volumetrically subdivide the scheme and what is the best practical solution for the management of shared facilities and costs.
